This week we’re going to be looking at Intellectual Properties (IP’s) and which ones we believe would make excellent additions to the Orlando theme park landscape.
First up is an IP that regularly gets talked about; Lord of the Rings. The Lord of the Rings IP is owned by Middle-earth Enterprises (Embracer Group), they don’t own the rights to the books, that still lies with the Tolkien Estate however if any company wished to create a Lord of the Rings land they would require a licencing agreement with Middle-earth Enterprises.
With epic franchises like Star Wars, Harry Potter, and Super Nintendo World dominating Orlando’s theme park scene, one major fantasy universe remains surprisingly absent: The Lord of the Rings.
Despite being one of the most successful and beloved franchises of all time, Middle-earth has never received a fully immersive, permanent theme park land in Orlando and that feels like a missed opportunity.
So what if it finally happened?
Let’s imagine what a Lord of the Rings land could look like — and why it could become the next must-visit destination.
Entering Middle-earth
Guests would transition from the modern world into a storybook version of Tolkien’s universe.
The entrance could begin in The Shire, with:
- Rolling green hills
- Hobbit-hole façades
- Winding stone paths
- Smoke drifting from chimneys
As visitors move deeper, the environment slowly darkens, leading toward Rivendell, Moria, and Mordor.
This gradual transformation would mirror Frodo’s journey — from peaceful home to epic adventure.

A trackless dark ride following Frodo’s quest:
- Shire → Rivendell → Moria → Mount Doom

A Shire-themed tavern offering:

Rivendell Gardens (Quick Service)
A lighter, peaceful option:
- Herbal teas

- Flatbreads
- Water features and soft lighting
